RC housing development to change ownership

Rush City residents could have the choice of living in a townhouse complex soon if plans proceed smoothly for a change of ownership for Brookside Townhouse Addition.

Originally part of the Mike Murphy golf course project, the land that runs along Rush Lake Drive (County Road 1) will soon be purchased by Edina Development Corporation out of Anoka.

Edina Development owner Rick Lewandowski, along with project manager Michael Thomas and architectural consultant Phillip Bergem, with the Howard R. Green Company, were present at the Rush City Council Monday night, Dec. 8.

They explained the new townhouse project, estimated to be $20 million upon completion, and asked how soon they could get permits to begin construction in the spring.

The project, according to Thomas, will consist of 102 units, with four-unit buildings, 4-unit row homes, and 2-unit twin homes. The units will be two-bedroom, some possibly three, Thomas said.

The Howard Green Company has designed the development layout. The homes will be built by MM Home builders, also out of Anoka and also owned by Lewandowski.

The unit designs will be done by in-house drafters with the Green company.

The goal for next year, Thomas said, is to break ground in March and have models and sellable units ready by mid-July.

This would be the first development for Edina Development in the area.

But they have big developments all around Minnesota including St. Cloud, Foley, Blaine, Cannon Falls, Pine Island, Albertville and Buffalo.

Lewandowski told the council it was very important to see that the development gets done properly. ìWe think Rush City is a good city to build in,î he said.

He had some issues to iron out with the city over the developerís agreement, including the requirement for a letter of credit.

The council members appeared interested in the project. City Administrator Daniel Hoffman said it looked like a good plan and that the city was looking forward to seeing the results.

Lewandowski concluded by saying his company wanted to get involved in the Rush City community and its events.

Those involved want to keep a positive attitude going all through the project, he said.

In other business, the council:
ï Approved a hangar lease at the regional airport for space 3C for Dave Melby and Tom Fisk of North Branch.
ï Approved cigarette license renewals for Rush City Eagles, Rush City Citgo, VFW club, Main Street Market, North End Liquors, Federated Co-ops, Inc., Western Intl. Trading Co (Holiday) and Brookside Golf Course.
ï Approved builder agreements with Don Fiedler of Cambridge and Friberg Construction of Circle Pines. This is the first time the new builderís agreements are being used.
